  3. Appoint a valuer and obtain a valuation
  4. Instruct a solicitor to send offer notice
  5. Landlord inspects property and obtains valuation
  6. Landlord sends counter notice
  7. Surveyors commence premium negotiations
  8. If no agreement is reached, apply to the tribunal
  9. If a new lease has not been entered into, apply to the county court
  10. New lease begins after the completion process
