Licence to Alter

A licence is required for leaseholders to make internal alterations to their property. We can also produce a retrospective licence to alter.

We act on behalf of freeholders, intermediate landlords and management companies.

Leaseholders are usually entitled to make internal alterations to their property, provided they obtain the landlord’s formal written consent. A full licence is required and the leaseholders are obliged to┬ápay your surveying and legal costs in dealing with the consent.

We can assist with producing the licence to alter and we can recommend a surveyor to investigate the proposal, ensuring your interests are protected before giving consent.

If the leaseholders have already made the alterations without consent, they are in breach of the lease so you may seek forfeiture of the lease, ask the property to be reverted to its original state or produce a retrospective licence to alter.
